Can I use an agency?
Yes, you can call on an estate agency if you wish.
Coach Proprio is not an agency but a service for those who want to sell their property in the best interests of all parties.
Coach Proprio offers you a complete and thorough service and advertising second to none.
You can, however, choose to use an agency,as well as Coach Proprio, as long as your sales agreement authorises a private sale.
We will explain the background of a sales agreement.
Is the sales agreement compulsory?
The 'Hoguet' law is regulatory for the property market and makes the agreement compulsory.
This contract authorises the agency to put your property on the market.
The agreement must clearly state, the value of commission, who is responsible for it and the time limit of the agreement; otherwise it is invalid.
How does one choose an agency?
We advise you to take these two aspects into account when making your choice :
- Whether it is a local company
- Its reputation
N.B : Since 1986, there is no fixed level of agency fees, however they must be clearly shown in the window and inside the office.
It is advisable sale price is inclusive of the commission.
Which agreement to choose?
There are three different types of sales agreement :
1) Le mandat de vente exclusif (The exclusive sales agreement):
You are committed to a single agency who will be eligible for the whole commission even if you who find a buyer yourself.
You can use our services as well; however, you still have to pay the agency's commission if the sale is agreed during the time limit of the agreement.
Advice :
An exclusive agreement is not appropriate if you want to sell privately.
We draw your attention to the fact that exclusive agreements could have other names (eg. sole agreement, priority agreement...) We suggest that you study carefully what is offered to you.
2) Le mandat semi-exclusif (The semi exclusive agreement):
This agreement is often misunderstood by customers. It is sold as <<an agreement authorising the sale by one agency but where the owner can sell privately >>.
What is does not clearly state, is that if you sell privately, you must still pay the agency a half of the commission!
Advice :
Again, we suggest that you study carefully the wording, since some agencies call this 'mandat accord'.
3) Le mandat simple (The basic agreement):
You can offer your property to several agencies and sell privately.
The estate agent can claim a commission only if he has actually arranged the sale.
If you sell your property privately, you owe the agency nothing, apart from informing them that the property is sold.
Advice :
With the basic agreement, you have no nasty surprise. However we advise against using too many agencies. Take two, or three maximum, otherwise potential buyers will either think you are desperate or that there is something wrong with your property.
In Summary
You can use Coach Proprio as well as an agency.
Understand that, during the time limit of your agreement:
- If you decide on exclusivity and you sell privately, you owe the agency all the commission.
- If you decide on semi exclusivity and you sell privately, you will owe half the commission to the agency.
- If you sign a basic agreement and you sell privately, you owe nothing.

What advantages do Coach Proprio have compared with estate agencies?
'We look after your best interests'
As our name shows, we are your coach and our sole interest is yours. We are not torn between your best interests and those of the buyer.
In fact, we concentrate on the joint interests of purchaser and seller. The buyers will will have seen a wealth of detail before viewing the property, the sellers will not receive any time wasters.
'Our rates'
The crisis, the market straining with more supply than demand, and restrictive loan arrangements means that the price must be correct to achieve a sale. Traditional agencies generally add a large mark-up which increases the price of the property.
Result; Between the fact that the agency over estimates the value of your property (so that you will not be annoyed and cancel the agreement), the mark-up and the agency fees, a property which you are prepared to sell, and which would sell, at €300,000 could be advertised between € 320,000 to €340,000. On the buyers' side, whilst their requirements increase, their budgets are tighter. If a bank is ready to agree a loan between €290,000 and €300,000 for Mr X, he, knowing his limit, will not even view your property given the difference between his budget and the price advertised by the agency.
Conclusion, you have lost time, money and energy, whilst a buyer, at your price, was available!
Obviously the 'no commission' aspect of Coach Proprio will attract more potential buyers because it equals a saving.

Do we advise the use of a 'For sale' board?
Clearly: Yes!
The 'For sale' board gives the alert for those potential buyers living close to the property, and wanting to stay in the area for practical reasons (work, children...).These tenants, or those with growing families, are purchasers who should not be overlooked.
There are also those who have already put the village or neighbourhood on their 'wish list' and pass by regularly in the hope of seeing a new board.
When one of these people telephones you, having seen your sign, they already know the area and have seen the outside of your property: the house is half sold already!
It would be a shame not to sell quickly, when we provide you with a board.
Whats more, our board allows those, initially hesitant, access to your reference number, and who can view first via the website before calling you. When they telephone you, you know that you have truly interested buyers at the very end of the line.
How do you choose your advertising websites?
We have websites to reach the largest number of potential buyers for your property.
In addition to our own website, your property will feature on a collection of networked sites. These have been selected so that we can access the largest customer market base possible.
Depending on their profile, not all buyers choose the same websites for their property searches. Experience shows that, for example, some view on general websites, such as 'Le bon coin' whilst others will only surf on specialised websites, such as 'Logicimmo'.
We have analysed all the profiles and search types to decide on which websites your property should feature, to reach all the potential buyers on the market.
That someone lives abroad, in Paris or the provinces, whether they are looking for a house, holiday home or flat....they will have no problem in finding your property.

Why offer 2D and 3D plans?
The 2D and 3D plans are a recurrent demand by foreigners. France is one of the few countries in the EU where no plan of to the property is required at the sale (a fact which surprises our bordering neighbours).
